Project description

The site of the former "Zweenfurth artificial leather and oilcloth factory Alexander Schuhmann" and the adjacent green spaces are to be put to a new use. The desolation of the area that accompanied the end of production has caused the development of a wasteland. In order to stop this progressive development, there is an urgent need for urban planning for the area. The overriding intention is to eliminate the urban planning deplorable state associated with the wasteland and to demonstrate an orderly urban development.

In addition to the revitalisation of the derelict artificial leather factory, the urban development concept provides for road and pedestrian access to the plan area and its linking with the surrounding area on the road side, as well as the securing of public open spaces.

In the course of drawing up the development plan, the development of a high-quality place to live and stay is to be ensured. The intended conversion of the area into a residential quarter provides for the construction of a single-family house area in combination with new multi-storey residential buildings and the renovation of the listed existing buildings, also in the sense of residential use. In addition to the upgrading of the existing buildings, the existing green areas are also to be secured in the course of the urban land use plan procedure.

In order to implement the objective, a planning procedure will be carried out to comprehensively and conclusively determine the needs of the population, the concerns of monument protection and the landscape, as well as environmental protection and nature conservation.
